Chimney flashing repair — where most leaks start
Flashing is the layered metal seal where your chimney passes through the roof. It is the single most common source of chimney leaks, because it takes the full run-off of the roof and flexes with every freeze and thaw. When it fails, water runs down the chimney chase and into the ceiling — often showing up as a stain several feet away from the actual leak.
Why flashing fails: tar or caulk “repairs” that dry out and crack, nails that back out, corroded galvanized metal, or flashing that was never properly stepped and counter-flashed into the mortar joints in the first place.
Signs your flashing is leaking: water stains on the ceiling near the chimney, rust streaks on the crown or cap, a musty smell in the firebox after rain, or daylight visible at the roofline.
Reflash vs. patch: a quick sealant patch buys a season at best. A proper repair uses step flashing woven into each shingle course and counter-flashing cut and sealed into the mortar joints, so water is physically directed away rather than dammed by caulk. We use aluminum or copper — not tar — and finish the mortar reglet so it lasts for years, not months.
